One of the biggest surprises for buyers moving to Bethesda is discovering that you don’t need a million-dollar budget to enjoy a wonderful lifestyle. While luxury towers in downtown Bethesda continue to grab the headlines, some of the area’s best values are quietly tucked away in established communities with spacious floor plans, mature landscaping and surprisingly affordable prices.

After nearly four decades helping buyers and sellers throughout Bethesda, I’ve learned that there is no such thing as the “best” condominium. There is only the best condominium for you. Some buyers want to walk to Metro every morning. Others never plan to ride a train again if they can help it. Some are looking to downsize from a 5,000-square-foot home without feeling cramped, while others simply want a comfortable first home in a neighborhood that will appreciate over time.

If your budget tops out around $500,000, six communities deserve a very close look: Whitehall, Parkside, Kenwood Place, Sussex House, The Kenwood and Westlake Park. Each has a different personality, and each attracts a different type of buyer.  Take heart, here are some of the best Bethesda condos under $500K!

Whitehall: Spacious Living with a Neighborhood Feel

If square footage makes your heart beat a little faster and big windows bring a smile to your face, Whitehall deserves to be near the top of your list.  It is clearly one of the best Bethesda condos under $500k. Many two-bedroom residences exceed 1,300 square feet, making them substantially larger than many newer condominiums. The oversized rooms, generous closets and balconies give these homes an almost townhouse-like feeling without the maintenance responsibilities.  (In fact, there are some townhouses at the Whitehall with floating staircases, big windows and an open first floor.)

Residents enjoy a swimming pool, fitness center, tennis courts and beautifully maintained grounds that create a peaceful atmosphere just minutes from downtown Bethesda.  Whitehall is particularly attractive for downsizers who aren’t quite ready to squeeze into an 1,000-square-foot apartment after decades in a single-family home. There’s room for treasured furniture, holiday dinners and visiting grandchildren without everyone sitting on top of one another.

For drivers, the location is excellent with quick access to I-495 and I-270. Metro isn’t quite at your doorstep (although the walk to the NIH metro and the Bethesda metro are both short,) but several bus routes make commuting manageable.

Parkside: A Hidden Gem Beside Rock Creek Park

Parkside has developed a loyal following over the years, and it’s easy to understand why.  Parkside was built between 1952 and 1966 and converted to condominium ownership in 1981. With 954 units across 102 buildings on 69 wooded acres, the community offers a rare combination of mid‑century modern charm, generous floor plans, and a tranquil setting.  Residents enjoy two outdoor pools, tennis courts, playgrounds and tot lots, jogging paths, a clubhouse, easy surface parking and shared laundry facilities.

Parkside Condos are distinguished by their spaciousness, affordability and great location at the edge of Bethesda! If you are looking for an reasonably priced Bethesda Md condo that gives you the option of walking to the Stratford Music Center or biking into Bethesda or hopping on the Beltway and I-270 easily, then Parkside is your first choice. Located in a wooded setting, these condos are spacious and peaceful – and yet so close to everything. You would never imagine that you are just a few blocks away from the Grosvenor Metro (Red Line). You are also very close to the Walter Reed Medical Center, NIH, Marriott Headquarters, and the new Pike and Rose, with all the shops, movie theaters, bowling alley, and restaurants you could imagine. Pike and Rose is so big and innovative that it even has its own beach and a boat as a restaurant!  The elementary school, Garrett Park, is well regarded by the families that attend.

Parkside was built between 1952 and 1966 as a rental community and converted to condo ownership in 1981.  It is a medium sized community of 954 units in 102 buildings located in a wooded setting spread over 69 acres.  There is one efficiency with 354 square feet, lots of one bedroom condos, two bedrooms condos, some with one bath or one and a half or two full baths, and three bedrooms with two baths. There is a condo for almost every need and taste at Parkside. Kenwood Place: Boutique Living in an Exceptional Location

Kenwood Place doesn’t always receive as much attention as some larger communities, but perhaps that’s part of its charm.  With fewer residences, it feels quieter and more intimate. The units are generously sized, many feature large balconies and the established landscaping creates an inviting setting.  Kenwood Place is perfect if you want a low rise building rather than a high rise. One of Kenwood Place’s greatest strengths is its location. Shopping at Whole Foods, dining along Wisconsin Avenue and numerous neighborhood conveniences are all nearby, while downtown Bethesda and Friendship Heights are both easily accessible.  For buyers who enjoy walking but don’t necessarily require Metro at their front door, Kenwood Place offers an excellent balance.  It has long been popular with professionals, retirees and buyers seeking a more residential atmosphere.

Built in 1960, the Kenwood Place has approximately 174 units in total on four levels.  The community is classically mid-century modern.   Located at 5301 Westbard Avenue, the rear of the building overlooks Westbard Square, with restaurants, shops and townhomes built by EYA.

Although the rear of the building faces Westbard Square, the overall feel is one of peace.  The Kenwood Place sits quietly near Little Falls Parkway and the Capital Crescent Trail.  The Kenwood Place offers traditional floorplans with enclosed kitchens and good sized bedrooms.  In recent years the units have been updated with new kitchens and baths.  Parking is not a problem here with lots of surface parking.

Sussex House: Classic Bethesda Value

Sussex House represents something that has become increasingly difficult to find in Bethesda: affordable space in an exceptionally convenient location.  You will never be hungry here!  The Harris Teeter is at the end of Battery Lane; the Trader Joe’s is just a few blocks away and Lidl is a few short blocks away in a different direction.

The Sussex House is a convenient and affordable condo complex in Bethesda at 4970 Battery Lane. The Sussex House is located between the NIH Metro and the Bethesda Metro, just a short walk to the Woodmont Triangle with its unique stores and ethnic restaurants. People who live there love the classic mid century modern architecture with its big windows and distinctive lobby.

Sussex House on Battery Lane is a small condo community with only 54 units on six floors.  There is lots of surface parking available for the residents. There are a variety of units in Sussex House, including 1 bedroom, 2 bedroom and 3 bedroom floor plans. Sussex House was built in 1974 so it is solidly built and very functional. You can expect large rooms with floor to ceiling windows in the living rooms and parquet floors through out.  The lobby is a stunning example of  mid-century architecture with its open staircase that seems to float in the air.  Unless the bathrooms have been redone, they have ceramic tile floors and traditional vanities. Many of the kitchens have been remodeled so granite countertops and stainless steel appliances are common.

The building offers comfortable floor plans, balconies in many residences and attractive pricing that frequently allows buyers to purchase well below their maximum budget.  The proximity to Friendship Heights means shopping, restaurants, grocery stores and Metro are all within easy reach, making it especially appealing for buyers who would rather leave the car parked whenever possible.

Downsizers often appreciate Sussex House because it provides simplicity without sacrificing location. Buyers moving from Washington, DC also appreciate how connected they remain to both Montgomery County and the city.

The Kenwood: Luxury Space Without Luxury Prices

The Kenwood  on River Road has earned a reputation as one of Bethesda’s premier full-service condominium buildings, and for good reason.  Many residences feature expansive floor plans that rival single-family homes in livability. Large windows, gracious entertaining spaces and generous balconies create an elegant atmosphere that’s increasingly difficult to find in newer construction.  Residents enjoy a concierge, outdoor pool, fitness facilities and beautifully maintained common areas.  Its location near Friendship Heights provides excellent access to shopping, dining, Metro and major commuter routes.

One of the first things people remark on when touring The Kenwood is how large and bright these mid-century modern units are.  Generous floor plans, broad balconies, big windows, and thoughtful layouts make these a real treat.  If you are looking for a one bedroom, you will be delighted to discover they range in size from 1007 square feet (not counting the balcony!) to 1073 square feet.   If you want more space, there are two bedroom units with 1467 square feet while there are others with 1336 square feet!

Whether you love to entertain, need space for hobbies, or simply want rooms that don’t feel cramped, The Kenwood on River Road delivers.

Westlake Park: Convenience for Everyday Living

Westlake Park has become increasingly popular with buyers looking for practical living at an approachable price.

Located near Montgomery Mall, Cabin John Village and major commuter routes, residents enjoy outstanding convenience for shopping, dining and daily errands. The building offers amenities including a pool and fitness facilities, while the residences provide comfortable layouts that work well for singles, couples and small families.  Although Metro isn’t immediately outside the building, access to I-270 and the Beltway makes commuting throughout the region relatively straightforward.

West Lake Park Condominium is a friendly community at 7425 Democracy Blvd in Bethesda. The condos are near the green space of Cabin John Park and a beautiful lake, just a short walk to all that the Westfield Montgomery Mall. If you want a sense of community you will love West Lake Park, which is small with only 81 units. It seems particularly friendly here and you certainly will get to know your neighbors and make new friends.

West Lake Park Condominium is a perfect choice if you are looking for an affordable mid-century modern condo in Bethesda. You can find all the homes for sale or rent at West Lake Park  near the Westfield Montgomery Mall.  Since West Lake Park is a small community near Montgomery Mall, I-270 and the Beltway there may not be any homes for sale at the moment – but check back again if this is where you want to live or give the Lise Howe Group a call and lets talk about your wants, needs, and dreams.

Built in 1975, West Lake Park Condominium offers spacious condos with balconies or patios and washers and dryers in the units.  For example, the two bedroom 2 bath units have 1241 square feet of living space.  The one bedroom one bath units have approximately 900 square feet of space.  The kitchens are large enough for a small table and the master bedroom has a walk in closet.   The spaciousness combined with a reasonable price make these condos very desirable to a savvy consumer.

Westlake Park frequently appeals to professionals, healthcare workers commuting to NIH or Suburban Hospital and buyers seeking affordability without leaving Bethesda.

Which Community Is Best for Downsizers?

If you’ve lived in your home for thirty years and still own the dining room table where every Thanksgiving has been celebrated since the Reagan administration, Whitehall and The Kenwood deserve your attention.

Both offer significantly larger floor plans, generous storage and room for treasured furniture without requiring impossible decorating decisions like choosing between your favorite chair and your favorite grandchild.
