What is Near the Kenwood in Bethesda

Although the Kenwood is located on River Road at Little Falls, a very quiet area in Bethesda, the building is just a short mile stroll to downtown Bethesda along the Little Falls Parkway and another mile back toward Washington and Friendship Heights. Metro access is available at both the Bethesda station and Friendship Heights. Lots of buses run up and down River Road on a frequent basis, also providing quick access to Friendship Heights and Montgomery Mall.

Grocery shopping is readily available at the Whole Foods just three blocks up River Road and at
the Giant at Westbard, about a half mile away.  In addition to the Whole Foods, you can have a pizza dinner at Ledo’s and finish it off with a trip to Sarah’s Handmade Ice cream or pick up bagels at Georgetown Bagels.   There are lots of banks nearby, including the SunTrust and the Bank of America next door on River Road.  This whole part of Bethesda will undergo a major renovation in the next few years with Westbard becoming a small town center offering high rise condos and apartments, new restaurants and shops. I am sure that this will have a positive effect on prices at the Kenwood.

There are not many restaurants immediately nearby, but there is a  Chinese restaurant next to Ledo’s.  For restaurants, it is a short drive into downtown Bethesda where you can enjoy delicious meals at places like Mon Ami Gabi or Silver.

Geico headquarters are less than a mile away, and then in Friendship Heights is the local Microsoft headquarters, and a variety of retail establishments and hotels.  Of course, Marriott Headquarters, NIH and Walter Reed are just about a mile away in downtown Bethesda.

With 311 total units on 19 floors, there are lots of options to choose from at the Kenwood. Units range from about 500 square feet to over 2600 square feet. Included in the 311 units are several commercial condos that are perfect for a doctor or small business. Built in 1980, the Kenwood offers traditional condo floorplans with enclosed kitchens, good storage, and walk in closets. Parking is not a problem here with the newly renovated parking garage!

Schools

The Kenwood is located in the Bethesda Chevy Chase High School district in Montgomery County. Children living here attend Somerset Elementary, Westland Middle, and Bethesda Chevy Chase High School.

BCC’s International Baccalaureate program is a great draw to that high school.

There are approximately 2,000 students enrolled at B-CC from more than 55 countries.  Approximately 75 percent of students go on to attend a four-year college; 20 percent attend a two-year college.  BCC High School recently completed a 94000 square foot addition for new classroom space. The new addition includes two wings that connect the existing building to enhance circulation. The design featured collaborative learning areas adjacent to classrooms and found spaces near vertical circulation for gathering, performances, and learning. A naturally lit stairway was incorporated in the new addition as well as a large dance room. The stadium and sports fields were completed in March 2019.

B-CC has been participating in the International Baccalaureate Program since 1996. The program provides students a liberal arts, interdisciplinary education leading to a diploma recognized throughout the world. Instead of pursuing a full IB diploma, students at B-CC may choose to take one or more IB courses (except Theory of Knowledge) and obtain a certificate for the successful completion of the requirements for each course (more on B-CC’s IB program).

Condo Fee

While the condo fees may seem high at first glance at the Kenwood in Bethesda, it is important to remember that the units are large here, the amenities plentiful, all utilities are included and the staff friendly.   For example, a 1336 square foot unit has a condo fee of approximately $1006 to 1050 per month in early 2022.  A 1020 square foot condo has a monthly fee of $800 and a 1973 square foot condo has a fee of approximately $837.

The condo fee includes the pool, exercise room, sauna, party room, grills, patios, landscaping, ping pong table, laundry facilities on each floor and all utilities.

What Has Sold at The Kenwood in Bethesda

In 2016, prices ranged from $214,900 for a one bedroom 1000 foot condo to $600,000 for a four
bedroom four bath condo on two levels with 2720 square feet of living space and 3 parking spaces.  This condo was made by combining two condos.

In the first three quarters on 2017, prices have ranged from $211000 for a small one bedroom with 1026 square feet to a list price of $495,000 for a property with three bedrooms and two full baths and 1467 square feet of living space.  A similarly sized condo sold for $371,500 in early September 2017.

By 2021 prices had risen.  A one bedroom with 1017 square feet on the 19th floor sold in January for $260,000.   It had a condo fee of $781 a month.   A spectacularly remodeled unit sold in July on the 8th floor for $511,000.  It was two bedrooms, two baths with 1467 square feet and a condo fee of $1153 a month.   A two bedroom two bath on the 17th floor with 1336 square feet of space sold for $315,000 in June.  It had a condo fee of $1006.

Unit 1715, a 1336 square foot unit, sold in February 2022 for $310,000 with a condo fee of $1006 each month.

Major employers in Bethesda include Marriott, the Walter Reed Medical Center, The Howard Hughes Institute, The National Institutes of Health, Capital One Bank, Lockheed Martin, and the Cystic Fibrosis Foundation. The Kenwood is just a short distance from the Red Line Metro in downtown Bethesda and very close to the new purple line.  The Beltway and I-270 are very close too so that you can always get around the metro area from here.

Pet Policy

If you don’t like the idea of an elevator ride with a bouncy puppy or kitty litter in the trash bins, then the Kenwood in Bethesda is perfect for you.  In short, the Kenwood does not allow pets. If you are a pet lover, then let’s talk about other buildings that might be a better match for you.

Similar Condos
