Located at 7405 Arlington Road, Bethesda Md, just across from the Bethesda Library and Bethesda Elementary in the heart of downtown Bethesda these elegant condominiums are just a short walk to the Bethesda Metro (Red Line) and all the best of downtown Bethesda – its restaurants, shops and theaters. The Edgemoor at Arlington Condominiums really seem to define luxury living in Bethesda.  With eleven units and typically two parking spaces per unit, the condos range from nearly 1200 square feet to over 2600 square feet. This boutique building is best recognized for its generous terraces and outstanding finishes. The building offers unusually large kitchens for condos with eat in space and adjoining breakfast areas.

The condos have Viking appliances, granite counters, walk in closets, and tray ceilings.  You will love the 9 foot ceilings, the large windows, hardwood floors, and beautiful terraces.

The condo building is so small that it does not have any amenities like a pool or an exercise room.  However, there are lots of options for gyms within just a few blocks of the Edgemoor at Arlington from which homeowners may choose.

The Edgemoor at Arlington condos are a great option for empty nesters downsizing from the big suburban home or as a pied a terre for jetsetters!  The community is not limited to downsized Montgomery County residents though because a family with young children would love the short walk to the Bethesda Elementary School. Since the building is smaller than the other luxury buildings in Bethesda there are no long walks down endless corridors! I am always about food!  Please don’t miss my favorite breakfast places, Paul’s Bakery, Tatte, The Original Pancake House and the Tasty Diner. The nearest grocery stores are the Safeway at Arlington Road, and the Giant on Arlington Road, the Harris Teeter on Battery and Wisconsin, Trader Joe’s at Bradley and Wisconsin and a large Trader Joe’s north of Old Georgetown Road on Wisconsin.

There are lots of small stores in this part of Bethesda such as Blue Mercury and Urban Country.  If you long for the big upscale stores, they are only a short distance away at Friendship Heights.  Saks Fifth Avenue and Bloomingdale’s are only a mile away.

If you want to work out at the gym, you can choose from Equinox on Elm, Bethesda Sport and Health, or Corepower on Wisconsin Avenue.   If a fitness workout is not your idea of fun, perhaps you would rather play golf!  There are a multitude of private golf courses and tennis clubs just a few miles away including Kenwood Country Club, Chevy Chase Club, Columbia, Congressional, Woodmont and Manor Country Club.   The Montgomery County Aquatic Center is about five miles away in North Bethesda if you would rather swim!  Ice skating and ice hockey is easy at the Cabin John Ice Rink off Westlake Drive.

The condos in the 01 tier are the largest in the building, ranging between almost 2500 square feet and 2750 square feet.  The condos in the 02 tier on the first, second and third floors are all under 2000 square feet but the unit 402 is over 2500 square feet.  The condos in the 03 tier are all under 1700 square feet.  There is no 03 unit on the 4th floor.   Instead Unit 401 is 2435 square feet and Unit 402 is 2590 square feet.   Seemingly, each unit is different even within the same tier.  This is truly a special building.

Good news!  Pets are welcome at this condo community as long as they are under 40 pounds.  You will love taking your much loved four legged friend to dinner at Silver where they have happy hour on the patio for you and your pet or walking on the Capital Crescent Trail!  Have a great time at Edgemoor at Arlington!

Children who live at the Edgemoor at Arlington Condominiums in downtown Bethesda attend Bethesda Elementary (home to a great Sunday morning farmers’ market), Westland Middle School and Bethesda Chevy Chase High School. BCC’s International Baccalaureate program is a great draw to that high school.

There are approximately 2,000 students enrolled at B-CC from more than 55 countries.  Approximately 75 percent of students go on to attend a four-year college; 20 percent attend a two-year college.  BCC High School recently completed a 94000 square foot addition for new classroom space. The new addition includes two wings that connect the existing building to enhance circulation. The design featured collaborative learning areas adjacent to classrooms and found spaces near vertical circulation for gathering, performances, and learning. A naturally lit stairway was incorporated in the new addition as well as a large dance room. The stadium and sports fields were completed in March 2019.

B-CC has been participating in the International Baccalaureate Program since 1996. The program provides students a liberal arts, interdisciplinary education leading to a diploma recognized throughout the world. Instead of pursuing a full IB diploma, students at B-CC may choose to take one or more IB courses (except Theory of Knowledge) and obtain a certificate for the successful completion of the requirements for each course (more on B-CC’s IB program).

The Edgemoor at Arlington condo community is a much smaller building than its neighbors, the Adagio, the Lionsgate, or newer buildings like the Lauren, Quarry Springs or the Hampden.  Condo fees at Edgemoor at Arlington are very reasonable given the large square footage for the units.  For example, in late 2019, the condo fee for a 2748 square foot 3 bedroom 2.5 bath unit  is approximately $1627 a month.  By 2021 the condo fee for a 2750 square foot condo was $1907.  The condo fee in 2019 for a 1539 square foot 2 bedroom, 2 bath unit with a sold price of $899,000 and a condo fee of $799.00  The condo fee includes master insurance, snow removal, exterior maintenance, and trash.  Amenities include the elevators and extra storage.  Each unit receives several parking spaces.

The condo fee includes the common area maintenance, custodial services maintenance, exterior building maintenance, water and sewer, snow removal and trash.

With only eleven units in the building, sales at Edgemoor at Arlington are not a common occurrence.  The most recent sale took place in August 2021 when unit 402 sold for $2,250,000 after a price reduction from $2,495,000 and 84 days on market.   Unit 402 was described in the MLS as a
