Tucked away behind the Gables and Bentley Place, Luxberry Courts offers a private enclave of garden style condos that is unique in the Bethesda area. Luxberry Courts in North Bethesda is a popular community for people downsizing from the big family home because they are drawn to the upgraded brick  construction and extra amenities such as fireplaces, cathedral ceilings, private courtyards and balconies. They really do feel like mini-single family homes with their separate entrances.

Luxberry Courts was built in 1988 by the William L. Berry Company.  The streets at Luxberry Courts include Luxberry, Balsam Grove, Mayfair Manor, and Linden Square.  It is a small community of 108 garden style brick condos.  There are several models at Luxberry Courts including the one bedroom 1.5 bath Lauren model with 1289 square feet; the 1246 square foot 2 bedroom 2 bath Monterey model; the two bedroom two bath Prescott model with 1324 square feet; and the 1917 square foot 2 bedroom plus den (or three bedroom) Oliver condo with two full baths.

The units have a small patio courtyard by the front and a balcony if they are upper level units. Each condo has either an attached single car garage or a detached garage space. The community allows pets, but with a size restriction. Extra amenities include fireplaces and washers and dryers in each unit.

Condo Fee

Luxberry Courts in North Bethesda is a small community surrounded by community amenities! There are basketball courts for your inner Michael Jordan, bike trails, a club house, jogging and walking paths, a picnic area, outdoor pool, soccer fields at the nearby park, tennis courts, tot lots and more!  The amenities are covered by an annual homeowners association fee and there also are monthly condo fees. Condo fees at Luxberry Courts fall in the lower range of condo fees in Bethesda.  For example, the condo fee for a 2 bedroom 2 bath Monterey model is $240 in 2015. The condo fee covers snow removal, exterior maintenance, master insurance, water and sewer and lawn care.

By 2022, the largest size unit with three bedrooms with1915 square feet had a low condo fee of $417.  The unit with one bedroom and one and a half baths has a condo fee of $231 a month.

Schools

Luxberry Courts is located in the Walter Johnson cluster of the Montgomery County public schools. Students who live in the Luxberry Courts condos will attend Kensington-Parkwood Elementary, North Bethesda Middle School, and  Walter Johnson High School.  Nearby private schools include Georgetown Prep, Stone Ridge, and the Charles E. Smith Jewish Day School.

Pet Policy

Dogs and cats are allowed at Luxberry Courts in North Bethesda.  There is a restriction on the number of pets you can have at Luxberry Courts and there is also a weight restriction on the size of the dogs there.

What is Near Luxberry Courts in North Bethesda

Luxberry Courts is part of an extensive condo area just off Tuckerman Lane composed of Luxberry Courts, Bentley Place, and the Gables, and then closer to the Rockville Pike is Tuckerman Station, a mixed community of townhomes and condos built by Mitchell and Best.  Of the Luxberry Courts, Bentley Place, Gables cluster, Luxberry Courts is the nicest and best built since it is the only one that is predominantly brick in construction.

Montgomery Mall is just a short mile away with lots of shops, such as Nordstrom’s, Coach, Crate and Barrel, Sephora and Abercombrie and Fitch.  The food court at Montgomery Mall has just been remodeled and is a vast improvement on its previous incarnation.

Everything you need is nearby from grocery stores to fine shops, good restaurants, movie theaters and commuter routes around the city.  Close by the Luxberry community on the Rockville Pike are restaurants like Seasons 52 and Palamar in the new Rockville Town Center and the Pike & Rose. The nearest grocery stores are the Giant at Old Georgetown Road and the Balducci’s at Wildwood. In addition, there are Whole Foods grocery stores on the Rockville Pike and also on Executive Boulevard at 11355 Woodglen Dr, Rockville.  Don’t miss the Harris Teeter at Park Potomac on I- 270 and another at 11845 Old Georgetown Rd. There is great shopping close at hand at Wildwood on Old Georgetown Road also with Balducci’s, banks and such, a pharmacy, Le Pain Quotidien, Starbucks, Sarah’s Handmade Ice Cream, Bethesda Bagels and distinctive boutiques like Blue Mercury.

Cabin John Park

Strathmore Hall is a wonderful addition to the cultural opportunities in the DC area and only a short walk from Luxberry.The music offered at Strathmore ranges from the Baltimore Syphony and the National Philharmonic to the Hip Hop Nutcracker and Wynton Marsalis.

Sales Activity at Luxberry Courts

In the last quarter of 2021 and the first quarter of 2022, four homes in Luxberry Courts sold, one is pending and one is active under contract.  The price for the one bedroom one and a half bath was $525,000 in that time frame while the three bedroom three bath unit sold for $670,000 and the two bedroom two bath 1917 square foot units sold for approximately $670,000 also.
