The Carleton is a smaller elegant building in the heart of Friendship Heights with a doorman who greets you by name. This luxurious building at 4550 N Park has a great 24 hour front desk and a heated outdoor pool. You can walk to the Metro, Whole Foods, and lots of shops like Bloomingdale’s and Tiffany. There is ample parking, extra storage, and each condo has a washer and dryer in the unit.

The Carleton is smaller and newer than its neighbors, the Elizabeth and 4620 North Park. The
level of luxury at the Carleton is closer to its nearby neighbor, Somerset House.  With only eleven floors and 149 units in total, the Carleton has a more intimate feel than the other condo communities in Friendship Heights, Everything you need is nearby.  You can walk to grocery stores like Whole Foods and the new Amazon grocery store and fine shops such as Tiffany’s, Brooks Brothers and Bloomingdale. There are good restaurants nearby such as Clyde’s and Lia’s.  The Metro gets you into DC easily to visit the museums and big department stores.

Life at the Carleton

The Carleton at 4550 N Park is distinguished by its Art Deco architecture and spacious condos with luxury finishes often found in single-family homes. The property was completed in 1982-1983 with 149 luxury units composed of floor plans ranging in size from 959 to 2096 square feet, two bedrooms plus dens from 1540 to 2096 square feet, and three bedrooms at 1896 square feet. In the years since original construction, some owners have purchased adjacent units and there are now additional floor plans ranging from 2403 square feet to a few with more than 3000 square feet. All units feature abundant closets, large table space balconies, full-sized washer and dryers, and individually metered heat and air conditioning. Each condo conveys with one assigned indoor parking space and many convey with two. Each owner also has access to an assigned storage closet.

Price History at the Carleton

In 2014-2015, prices ranged from $650,000 for a 1412 square foot 2 bedroom 2 bath condo to $895,000 for 1776 square foot condo which needed complete renovation.

In 2019-2020, prices ranged from $397,000 for a one bedroom one bath 959 square foot unit on the 3rd floor to $1,275,000 for a three bedroom, two and a half bath condo on the 9th floor with 1944 square feet of living space.  Another condo sold for $1,200,000 with 2 bedrooms, 2 baths and 2096 square feet of space.  If you are not in the $1M price range, you can still find a nice condo at the Carleton. A 1407 square foot 2 bedroom 2 bath condo sold for $750,000 and a beautifully renovated 2 bed 2 bath with 1310 square feet sold for $752,000. From October 2019 to March 2020, seven homes were sold and one is temporarily off the market.

From January 2021 to June 2021 (the winter and spring of the COVID pandemic), two condos sold and there are five on the market.  Unit 206, with three bedrooms, two and a half baths and nearly 1900 square feet of space, sold for $920,000 or $485 per square foot.  The large kitchen and two balconies were special treats.  Unit 203 sold for $390,000 or $410 per square foot.   This condo has one bedroom and one bath and 950 square feet of living space.  Unit 605 sold in September 2021 for $2,475,000.  It had four bedrooms, four and a half baths, two parking spaces and 3657 square feet of space.  The condo fee in 2021 is $2955 per month.

Amenities at the Carleton

Condo fees include gas and electric, water and sewer, common area maintenance and custodial services, exterior building maintenance, lawn maintenance, management, master insurance policy, reserve funds, snow removal and trash removal in addition to the pool and gym.

Residents at The Carleton enjoy access to a lobby level party room with kitchen, card room, heated pool, well-appointed gym, gardens, 24-hour front desk, and a doorman from 11AM to 7PM daily. Typically there are 4-5 community wide social events throughout the year that include a catered summer barbecue and holiday dinner in December. There is an onsite manager and a building engineer Monday thru Friday as well as off site property management. The Carleton is a pet friendly building. The property imposes a rental cap of 15% that equates to no more than 21 tenant occupied units at any one time.

What’s Near the Carleton

The Carleton Condominiums is just a few blocks from all that Friendship Heights has to offer and only a short mile stroll to downtown Bethesda north along Wisconsin Avenue. Metro access is available at the Friendship Heights metro stop.

Grocery shopping is readily available at the new Whole Foods on Willard Avenue, Trader Joes
on Wisconsin Avenue about a mile away, and Harris Teeter about two miles away.  Friendship Heights is like the Rodeo Drive of Washington with Tiffany, Neiman Marcus, Saks Fifth Avenue and Brooks Brothers all within sight of each other.

If you don’t like to cook, there are lots of restaurants from Clyde’s to Mei-wah to Lia’s and lots more in between.  Casual is available at places like Chipotle and Booey Monger.

Geico headquarters are less than a quarter mile away, and then in Friendship Heights is the local Microsoft headquarters, and a variety of retail establishments and hotels.
