The Richest DC Suburbs

After nearly 38 years helping buyers and sellers throughout the Washington metropolitan area, I’ve learned that people don’t simply buy a luxury home—they buy a lifestyle. While impressive architecture and beautiful landscaping certainly help, the wealthiest Washington DC suburbs have something even more valuable: they feel like home.

People often ask me, “What is the richest suburb around Washington?” The answer depends on whether you’re measuring by home prices, household income, prestige, or simply where people dream about living. Fortunately for us, the Washington area has no shortage of extraordinary communities.

Let’s take a tour of some of my favorites.

Chevy Chase Village, Maryland: Timeless Elegance

If neighborhoods could wear pearls, Chevy Chase Village would never leave home without them.  Nestled just over the DC line, Chevy Chase Village has long been one of the most prestigious addresses in the Washington area. Beautiful historic homes, winding streets shaded by mature trees, and meticulous  landscaping create a neighborhood that somehow manages to feel both grand and welcoming.

Many homes date back nearly a century and have been thoughtfully updated while preserving their architectural charm.  Chevy Chase Village traces its origins back to the early 20th century, when it was developed as one of the first streetcar suburbs of Washington, DC. The vision was simple but ambitious: create a peaceful residential enclave with beautiful homes, generous green space, and easy access to the city.

More than a century later, that vision still defines the Village.  Chevy Chase Village is filled with historic homes with a variety of architectural styles from Victorian to Craftsman.  Tucked between Connecticut Avenue, Wisconsin Avenue and Western Avenue with easy access to Friendship Heights and the metro,  many of the streets are deliberately designed to restrict traffic from driving through.  A number of the homes on Grafton Street close to Chevy Chase Circle are particularly lovely Victorians with wide front porches designed for sipping lemonade and watching your neighbors stroll by!

Residents enjoy easy access to downtown Washington while also being minutes from the shops and restaurants of Bethesda and Friendship Heights.  As someone who has specialized in Chevy Chase real estate for decades, I can honestly say that very few communities have retained their character as beautifully as Chevy Chase Village.

McLean, Virginia: Executive Living at Its Finest

If Washington had an executive neighborhood, McLean would almost certainly be it.

Over the years, I’ve helped many clients compare McLean with neighborhoods in Bethesda and Chevy Chase, and what strikes them immediately is the incredible variety of luxury homes. One street might feature a gracious Colonial that’s been in the same family for decades, while the next showcases a breathtaking contemporary home with walls of glass, a wine cellar, indoor golf simulator and a resort-style backyard.

McLean has long attracted ambassadors, Fortune 500 executives, entrepreneurs, professional athletes, attorneys, technology leaders and senior government officials. Many appreciate that they can enjoy a peaceful residential setting while remaining just minutes from Tysons, Washington, Reagan National Airport and Dulles International Airport.

Luxury buyers today are often looking for much more than square footage. They want privacy, security and homes designed for modern living. Many newer McLean estates feature gated entrances, heated pools, outdoor kitchens, separate guest houses, elevators, wellness rooms, home theaters, sophisticated smart-home technology and garages large enough to accommodate a serious car collection. Entertaining spaces have become just as important as formal living rooms, with covered terraces, fireplaces and beautifully landscaped outdoor rooms that extend everyday living.

Another reason buyers continue to gravitate to McLean is the quality of life. Excellent public and private schools, country clubs, parks, walking trails and world-class shopping all contribute to a community that feels established, elegant and remarkably convenient. Despite its international reputation, McLean still has neighborhoods where people know their neighbors, children ride bicycles and community traditions remain important.

Here are a few homes on the market in McLean – but there are others – and I would love to show them to you!

Great Falls, Virginia: Space, Privacy and Natural Beauty

Some people want neighbors nearby.  Others would rather have a few acres, a long tree-lined driveway and enough room to hear the birds instead of traffic. That’s the appeal of Great Falls.

Great Falls offers something increasingly rare in the Washington metropolitan area: space. Many homes sit on two acres or more, creating a level of privacy that simply isn’t available in most close-in suburbs. It’s no surprise that executives, entrepreneurs, diplomats and successful business owners are drawn here when they want to enjoy estate living without giving up access to Washington.

The homes themselves are extraordinary. Buyers will find elegant brick Colonials, French Country estates, European-inspired manor homes and striking contemporary residences designed by nationally recognized architects. Many include amenities that rival luxury resorts, including infinity pools, tennis or pickleball courts, fully equipped guest houses, equestrian facilities, private fitness centers, wine tasting rooms, libraries, spa bathrooms and expansive outdoor entertaining spaces complete with kitchens, fireplaces and covered patios.

For equestrian enthusiasts, Great Falls is especially appealing. Riding trails, horse farms and generous acreage create a lifestyle that feels more like Virginia horse country than a suburb of the nation’s capital.

Nature is another luxury here. Residents enjoy easy access to Great Falls Park, miles of hiking and biking trails, the Potomac River and abundant green space that protects the area’s tranquil character. Even after decades of growth throughout Northern Virginia, Great Falls has managed to preserve its rural beauty while remaining within commuting distance of Washington, Tysons and the region’s major employment centers.

Many of my clients tell me they’re surprised that a place offering this much peace and privacy is still so accessible. It’s one of the reasons Great Falls consistently ranks among the Washington area’s most desirable luxury communities.

Potomac Village, Maryland: Luxury with a Small-Town Heart

Potomac Village has always occupied a special place in Montgomery County.

While homes here can easily reach several million dollars, the community itself maintains a relaxed, almost village-like atmosphere where neighbors recognize one another and local businesses still matter.

Luxury homes range from classic Colonials to spectacular new custom estates situated on beautifully landscaped lots. Excellent schools, nearby country clubs, parks, and convenient access to Bethesda, Rockville and Washington continue to make Potomac one of the area’s premier residential communities.

One of the things I love most about Potomac is that it never feels like it is trying to impress anyone. It simply is impressive.

Bethesda vs. Chevy Chase, McLean, and Potomac: Which Luxury Community Fits Your Lifestyle?

One of the greatest joys of my career has been helping clients discover that there isn’t one perfect luxury neighborhood—there is simply the one that fits their lifestyle. One of the questions I hear most often is, “If you could live anywhere, would you choose Bethesda, Chevy Chase, McLean, or Potomac?”  After nearly 38 years helping clients buy and sell homes throughout the Washington metropolitan area, my answer is always the same: it depends on how you want to live.  I live in Bethesda in a house I have called home since 2001 – but that is my choice and you will have other wants and needs!

Some buyers want walkability and historic charm. Others dream of a gated estate, room for horses, or a modern custom home with every imaginable amenity. That’s why I spend so much time getting to know my clients before recommending neighborhoods. The right home is about much more than square footage or price. And after showing homes for almost four decades, I can usually tell within a few conversations which community will make someone smile every time they pull into the driveway.

These four communities consistently rank among the most desirable—and valuable—in the Washington region, but each offers a distinctly different lifestyle. The right choice isn’t simply about the size of the house or the price tag. It’s about finding the place that feels like home every time you turn onto your street.

Bethesda: Sophisticated, Walkable, and Effortlessly Connected

Bethesda is for buyers who enjoy having the best of urban living wrapped in a suburban package.  Imagine strolling to dinner on a Friday evening, meeting friends for coffee on a Saturday morning, walking to a concert, browsing an independent bookstore, or hopping on Metro for an evening in Washington without ever worrying about parking. That is everyday life for many Bethesda residents.

Luxury buyers are drawn to neighborhoods such as Edgemoor, Battery Park, Bradley Hills and Sumner, where gracious homes sit beneath towering trees just minutes from downtown. Others prefer one of Bethesda’s exceptional luxury condominiums, enjoying concierge services, rooftop terraces, fitness centers and a true lock-and-leave lifestyle that’s especially attractive to downsizers and frequent travelers.

Bethesda is also home to outstanding healthcare, including the nearby NIH and Walter Reed National Military Medical Center, nationally recognized schools, the Capital Crescent Trail, exceptional dining and a vibrant arts community. For buyers who want convenience without sacrificing elegance, Bethesda is hard to surpass.

Chevy Chase: Historic Elegance That Never Goes Out of Style

Chevy Chase has always had a quiet confidence about it.

Rather than flashy new developments, you’ll find beautifully preserved architecture, tree-lined streets, impeccably maintained gardens and neighborhoods that have gracefully evolved over generations. Communities such as Chevy Chase Village, Section 5, Section 3, Rollingwood and Kenwood are among the Washington area’s most coveted addresses, admired for their timeless beauty and enduring value.

Many of the homes are architectural treasures, ranging from classic Colonials and Tudors to elegant Georgian residences and thoughtfully expanded historic homes. Mature trees create leafy canopies over streets where neighbors still stop to chat during evening walks and children ride bicycles to nearby parks.

One of the greatest luxuries of Chevy Chase is its location. Residents enjoy quick access to downtown Washington, Bethesda, Friendship Heights and major commuter routes while still feeling tucked away in an established residential enclave. Boutique shopping, wonderful restaurants, private clubs, neighborhood parks and excellent schools are all close at hand.

Over the years, I’ve found that many of my clients fall in love with Chevy Chase because of something that’s difficult to quantify. It has a sense of permanence. These are neighborhoods that have stood the test of time, and they continue to attract buyers who appreciate craftsmanship, gracious living and a genuine sense of community.

McLean: Prestige, Privacy and Executive Convenience

McLean has earned an international reputation as one of the Washington area’s premier luxury addresses, and it’s easy to understand why.

The community offers magnificent homes on generous lots while remaining remarkably convenient to Washington, Tysons, major airports and Northern Virginia’s thriving business corridor. It’s a favorite among corporate executives, diplomats, entrepreneurs and professionals who appreciate both luxury and efficiency.

One of McLean’s greatest strengths is its architectural diversity. Buyers can choose from beautifully renovated Colonials, elegant Georgian estates, sleek contemporary masterpieces and newly constructed custom homes featuring every modern luxury imaginable.

Today’s buyers are drawn to homes with dramatic two-story foyers, gourmet kitchens worthy of a professional chef, wine cellars, wellness rooms, elevators, home theaters, smart-home automation, resort-style pools and expansive outdoor living areas designed for entertaining family and friends.

Neighborhoods such as Langley Farms, Ballantrae Farm, Salona Village and The Reserve have become synonymous with luxury living, offering beautiful streetscapes, mature landscaping and exceptional privacy. Yet despite its prestige, McLean still manages to feel welcoming, with active civic organizations, parks and excellent schools that create a genuine sense of community.

Potomac and Great Falls: Estate Living with Timeless Appeal

Potomac and Great Falls appeal to buyers who value space, tranquility and understated elegance.  Unlike some luxury communities that seem designed to impress visitors, these two have a quiet confidence. Beautiful homes are tucked behind mature trees, winding roads lead to expansive properties, and neighborhoods feel established rather than trendy.

Many luxury homes occupy one- to five-acre lots, allowing for the kind of privacy that’s becoming increasingly rare in close-in suburbs. It’s common to find gated entrances, circular driveways, resort-style pools, tennis or pickleball courts, outdoor kitchens, guest houses and beautifully landscaped gardens that create the feeling of a private retreat.

Neighborhoods on the Maryland side such as Avenel, Falconhurst, Merry-Go-Round Farm, Potomac Falls, River Falls and Lake Potomac showcase some of the area’s finest real estate. Golf enthusiasts appreciate easy access to nationally recognized country clubs, while nature lovers enjoy nearby parkland, riding trails and the scenic Potomac River.  Although Potomac feels wonderfully removed from the pace of city life, residents remain just minutes from Bethesda, major commuter routes, world-class shopping and outstanding schools. For many buyers, it represents the perfect balance between luxury and serenity.

Which Community Is Right for You?

If you picture yourself walking to restaurants, concerts and boutiques while enjoying a lively downtown atmosphere, Bethesda may be your perfect fit.

If timeless architecture, beautifully landscaped streets, classic homes and an established neighborhood with enduring prestige speak to you, Chevy Chase is difficult to match.

If you envision entertaining clients beside the pool after a quick commute from Washington or Tysons, McLean offers an exceptional blend of executive convenience and sophisticated living.

If your dream includes long tree-lined driveways, expansive gardens, complete privacy and room to spread out, Potomac provides an estate lifestyle that remains one of the Washington area’s greatest luxuries.

The wonderful thing about the Washington metropolitan area is that there isn’t just one definition of luxury. Some buyers define it as walkability. Others define it as historic character. Some want acreage and complete privacy, while others simply want a beautiful home where family and friends naturally gather.

Helping people discover which version of luxury fits them best has been one of the greatest pleasures of my career. After nearly four decades helping buyers throughout Bethesda, Chevy Chase and the greater Washington region, I’ve learned that while beautiful homes can be found almost anywhere, the right neighborhood is what truly makes a house feel like home.

Final Thoughts

Luxury real estate isn’t simply about bigger homes or higher price tags. It’s about finding a place where your everyday life becomes easier, more enjoyable and more fulfilling.

Whether you’re considering Chevy Chase Village, McLean, Great Falls, Potomac Village or Potomac Falls, each offers its own distinctive blend of beauty, convenience and community.

If you’re thinking about buying, selling or downsizing into one of these exceptional neighborhoods, I’d love to help you compare the options. Having guided hundreds of clients through the Washington area’s luxury market over the past 38 years, I know that local knowledge makes all the difference.

Sometimes finding your dream home starts with a conversation—and maybe a cup of coffee.
