A funny thing happens when your daughter announces she’s expecting her first baby.

Suddenly, you notice strollers everywhere. You find yourself wandering through the baby department “just to look,” and before you know it, you’re wondering when baby strollers started costing as much as a decent used car.

My daughter and her husband live in Boston. They’re both well educated, have successful careers, and are expecting their first child in September. Like many couples today, they’ve waited until their thirties to start a family. They’re thrilled about becoming parents, but they’re also discovering what every new family quickly learns: babies may be tiny, but they certainly aren’t inexpensive!

Their journey made me think about what I’m seeing every day in Bethesda real estate trends.

Nationally, Americans are having fewer children and starting families later in life. Rising home prices, childcare costs, student loan debt, and career priorities have all played a role. Yet here in Bethesda, Chevy Chase, Potomac, and Northwest Washington, DC, I continue to see something encouraging.

Families still want to live here.

Visit one of our neighborhood parks on a Saturday morning, stop by a local playground after school, or stroll through downtown Bethesda, and you’ll still see plenty of young families enjoying everything our community has to offer. Excellent schools, beautiful parks, walkable neighborhoods, community events, and convenient access to Washington, DC, continue to make this one of the most desirable places in the region to raise children.

Growing families are looking for an extra bedroom, a fenced backyard, or a home within walking distance of an excellent elementary school. At the same time, many longtime homeowners are beginning to think about downsizing after spending decades raising their own families in the very same neighborhoods.

One family’s next chapter often becomes another family’s beginning.

That’s one of the reasons Bethesda real estate continues to perform so well. While national demographic trends may point to fewer births, demand for homes in established, family-friendly communities remains remarkably strong. There are only so many homes available in the neighborhoods buyers want most, and well-priced properties continue to attract significant interest.

The housing market has always been about more than statistics. It’s about life transitions. Newlyweds become parents. Families outgrow starter homes. Empty nesters decide it’s time for less maintenance and more freedom. Every stage creates opportunities for someone else.

As for me, I’m counting the days until I become a grandmother again. I have a feeling I’ll soon know far more about strollers, car seats, cribs, and diaper bags than I ever imagined.

Although, if you’ve priced a stroller lately, maybe don’t tell me just yet. I’d rather enjoy the excitement before I see the receipt.
