In 2022, the condo fee for a one bedroom one bath unit with 732 square feet is $424. The fee for a three bedroom two bath unit with 1465 square feet is $688 a month. In 2026, the condo fee for a one bedroom one bath with 877 square feet is $664 per month. The fee for a two bedroom two bath unit with 1206 square feet is $940, while the fee for a three bedroom two bath unit is $1099 with 1403 square feet. The condo fee includes cable tv and highspeed internet, common area and exterior maintenance, management, parking, reserve funds, trash and snow removal, outdoor pool, theater, club house with billiards and ping pong, an exercise room, meeting room and cyber cafe.
The one thing a buyer should always assume is that the condo fee is going to increase each year – the question is by how much and whether there are any big repairs coming up. The state of Maryland requires sellers to provide buyers with current condo documents, including the rules for the community, the budget and condo minutes. The condo association must disclose any litigation that is on-going and any future budget increases. Since this is such an important set of documents, you should put time aside to read them carefully and to ask questions. You have seven calendar days to review the condo documents in Maryland and that review period starts when you receive the documents. You cannot waive this review period.
What Has Sold Recently at the Fitz at Rockville Town Center – 2026 Compared to 2022
In the last quarter of 2021 and the first quarter of 2022, nine units sold at the Fitz in Rockville Town Center. The least expensive was an MPDU without income restrictions which sold for $216,000. Dual Master Suite Bedrooms with lots of Closet Space made this perfect for a small family or an owner with a roommate. The loft which overlooks the living room could be office space or guest bedroom. The laundry room off the kitchen has enough room for a full size Washer and Dryer and additional storage.
