Understanding Co-Op Ownership (Simply Explained)

Co-ops have existed for nearly a century, but many buyers still misunderstand them. Here’s the easy version:

  • You own shares in a corporation, not the physical unit.

  • Those shares give you the right to live in your apartment indefinitely, just as you would live in a condo or a single family house.

  • Instead of a mortgage on your unit, the building holds the mortgage for the entire property.  Not to worry about the lack of a mortgage on your unit!  You can still get a mortgage on the purchase of your unit shares.

  • You pay a proportional share of the building’s budget (your monthly co-op fee).

  • Daily operations feel very similar to condo living.

The governing documents—by-laws, proprietary lease, and charter—spell out rights, responsibilities, and how the board operates. Co-ops are typically very well-managed because everyone has a shared interest in the financial stability of the community.

Recent Sales at the Promenade

The Promenade is a large community, so there’s always activity in the market. From fall 2021 through early 2022, 33 homes sold—from junior one-bedrooms to large 3-bedroom models. Prices ranged from around $130,000 up to the mid-$600s for the largest units.  In the first eleven months of 2025, there were nearly 50 units sold or under contract with prices ranging from $130,000 for a junior one bedroom to $530,000 for a double unit with 1962 square feet of space.

Co-op fees vary by size and share count, but remember: these fees include nearly everything, which makes them far more predictable than most condos.
