The Westlake Towers Condos are located at 7420 Westlake Terrace, Bethesda MD, 20817. The building is next to a charming small lake and within three blocks of the Westfield Montgomery Mall.

The Westlake Towers Condos

The Westlake Towers, a high rise building, was built in 1976 and has 194 units from the very small management office to one very spacious unit on the 16th floor that was made by combining two condos into a 2031 square foot home.  These condominiums are well priced but the condo fees over a thousand dollars a month for the larger units.

The building is just a short walk to Montgomery Mall and the food court and shops and boutiques. The building also provides very easy access to I-270 and the Beltway.

Values at The Westlake Towers Condos

Unlike the new and upscale buildings in downtown Bethesda, Westlake Towers represents a real value in terms of price per square foot. An 800 square foot 1 bedr 1 bath condo will sell for less than $200,000 but with a condo fee in excess of $540.00 a month.  It is possible to buy a 2 bedroom, 2 bath condo in the mid 200,000s, but the condo fee will be in the $900s.  A large three bedroom two bath condo might run into the high $300s with a condo fee in excess of $1100.  The higher condo fees have kept the price of the condos lower than one might expect for the square footage. Since the building dates back to 1976, it is nearly impossible to make any blanket statements about the finishes offered in an individual unit.   Some recent sales have been very nicely updated with luxury finishes in the kitchens and baths.

The balconies are large and offer gorgeous views of Cabin John Park on the north side.  On the south side, many have views of the neighboring lake, nearby condo buildings, trees, and a swimming pool.

 

Condo fees

The Westlake Towers condo fees fall into the upper range of condo fees in Bethesda (particularly for this price range), but the square footage for the units is very large.  For example, the condo fee for a 1600 square foot 3 bedroom 2bath unit is approximately $1100 a month. Another unit that was approximately 800 square feet had a condo fee just slightly more than $540.  The condo does not allow pets.

The condo provides a front desk and on site property management.  The Westtake Tower Condos have an outdoor pool,  tennis courts, a tot lot, party room and exercise room.  There are a few reserved garage spaces, lots of surface outside parking, and storage units with many of the condos.

Pet Policy at Westlake Tower Condos

Pets are not allowed at Westlake Towers unless they are service animals.  If you are looking for a pet free condo, then Westlake Towers is the perfect place for you to call home.  If you are someone who doesn’t want to share the elevator with a large German shepherd, this is the place for you!

What is Nearby?

The Westlake Towers is a high rise on the edge of Bethesda with spectacular views! With Montgomery Mall (Westfield Mall) just a few blocks away, residents love being able to walk to Nordstrom’s and all the smaller shops like Coach or Sephora that you will find at the Mall.  Restaurants are there too and  a newly renovated and enlarged food court. Please don’t miss my favorite breakfast place, Le Pain Quotidien at the Wildwood Shopping Center. The nearest grocery stores are the Giant at Old Georgetown Road in Bethesda, and the Balducci’s in the Wildwood Shopping Center.  There also is a Giant at the Cabin John Shopping Center, about two miles away and a Whole Foods on the Rockville Pike.

Schools for Westlake Towers Condos

Westlake Towers is located in the Walter Johnson Cluster of the Montgomery County Public Schools. Students that live in the Westlake Towers condos will attend Ashburton Elementary, North Bethesda Middle School, and Walter Johnson High School. Nearby private schools include Landon School for Boys, Holton Arms, Stone Ridge, Mater Dei, and Georgetown Prep.

Sales History

In October 2019 four properties were on the market at Westlake Towers.  They ranged in price from $192,500 for a 871 square foot one bedroom unit with a condo fee of $680 to a  two bedroom plus den with spectacular views.  This condo was 1490 square feet of space with a large balcony and a condo fee of $1179.  The least expensive unit sold between April and September 2019 was a one bedroom one bath condo for $215000.  It had 887 square feet and a condo fee of $697.  The most expensive unit to sell is a 3 bedroom 2 bath condo with 1618 square feet for $386,000.  This condo on the 16th floor has a condo fee of $1263.

From January 2021 to September 30, 2021, fourteen homes sold and three were on the market. A one bedroom with 812 square feet sold in August 2021 for $202,000 and another one bedroom with 816 square feet sold for $199,000 also in August.  On the other hand, a unit with 816 feet sold for $250,000 in January 2021.  A two bedroom two bath with 1246 square feet sold in July 2021 for $360,000.

There were three units on the market at the end of September 2021.  Two were 1246 square feet with two bedrooms and two baths. The one without the parking space in the garage had a condo fee of $966 while the one with a garage parking space had a  condo fee of $1036.   The unit for sale on the 5th floor was also a two bedroom two bath with 1618 square feet and a listing price of $407,000.   Without a garage parking space it had a condo fee of $1150 monthly.
