What are the City Commons Condos Like?

At City Commons of Bethesda, you can choose from a 600 square foot one bedroom condo (on one level) to a 1334 square foot 2 bedroom 2 and a half bath condo on two levels.  The units have either a small patio outside the front door if they are lower level units or a balcony if they are upper level units.  There is ample assigned parking, although it is uncovered, in front of the units. Extra amenities include fireplaces and washers and dryers in each unit. City Commons of Bethesda is different from other condos in Bethesda on Battery Lane.   Instead of being a high rise, it truly is townhouse living on a smaller scale. As such, it offers access to the outdoors on your balcony or patio and just by being able to walk out your front door and into the sunshine.  No elevators or long corridors here! But it still is so close to everything that is Bethesda.  See all the available Condos For Sale at City Commons of Bethesda Condos   See what is available, if anything, at City Commons by clicking here.  Since it is such a small community, there are not always homes on the market – and then you should call the Lise Howe Group to see what may be coming on the market.

Sales History at City Commons of Bethesda

City Commons of Bethesda was built in 1985.  It is a small community of 35 one and two story piggy back townhouse style condos.   The stucco exteriors are unique in Bethesda, giving the community a Mediterranean or southwestern feel.  The units range from a 600 square foot one bedroom condo (on one level) to a 1334 square foot 2 bedroom 2 and a half bath condo on two levels. In 2019 a two bedroom one and a half bath unit sold for $390,000. In 2020  a two bedroom two and a half bath unit sold for $510,000.

In November 2021, there is a one bedroom one bath condo on the market for $269,999, which is definitely affordable!  This is also a great investment opportunity and it has been updated with a shiny white kitchen, gleaming hardwood floors and a stackable washer and dryer in the unit.  No other units have been listed for sale in 2021 because this is such a small community!

Pet Policy

The good news is that pets are allowed at City Commons.  You don’t have long hallways to get in and out of your building – all you have to do is open your front door and go up or down a few steps.  As the fur baby mother of an older dog, I can’t imagine living in a high rise building.  There were nights when we went out two or three or four times. A condo community like City Commons would have a lot to offer to a pet owner!   The community is very pet friendly, with no size restriction.  Since there are no elevators to deal with here, your pet will love it too!  You just grab a leash and head out the front door!

Condo Fee

City Commons is such a small community that you won’t find a fitness center or a community pool here – but honestly, with all of Bethesda just five blocks away, who needs it?  Condo fees at City Commons fall in the mid range of condo fees in Bethesda.  For example, the condo fee for a 2 bedroom 1.5 bath unit with 1050 square feet is $510 in 2020.  The wonderful thing is that the condo fee for a similarly sized unit in 2015 was $510 too!   The condo fee in 2021 has gone up however.  The fee for a one bedroom one bath, 681 square foot condo was $535.  Doesn’t that sound like the kind of community in which you want to live?  The condo fee covers snow removal, parking, exterior maintenance, master insurance, and lawn care.  Utilities, including electricity, water and sewer, are separately metered.

These sites use public records and usually some kind of algorithm to try to produce a value for your home. These sites also publicly state their ‘error rates’. That means they aren’t correct, they are simply an estimate based on incomplete date. Our valuation is based on up to the day data for homes that have recently sold in the area. Our valuation is not based on a formula that relies on public records which can take months to update.
