Sumner Village is a gated condominium community, developed on a 28-acre tract of wooded land.  It is located just off Sangamore Road in Bethesda, between MacArthur Boulevard and Massachusetts Avenue.  Sumner Village is a popular choice for long term residents in Bethesda who want to downsize from nearby neighborhoods but still have stay close to all their friends and family!  The wooded areas and surrounding parkland protect Sumner Village from traffic noise and provide a welcome buffer from downtown Bethesda.  You will love sitting on your balcony and watching the birds in the trees or the deer walking gracefully through the parkland across the street!

Each building houses 24 to 28 apartments on four or five floors. There are 12 apartment styles ranging from 1360 to 2185 square feet.  You can select from several 2 or 3-bedroom designs, with 2 or 2 ½ baths, several with step down living rooms.  Features in many apartments include large foyers, 27-foot living rooms, wood burning fireplaces, walk-in closets, laundry rooms, and spacious balconies or terraces.

The Sumner Village website says that the residents of Sumner Village have always made up a diverse community.  It includes residents from government, non-profit, and business organizations. Among its residents, for example have been members of Congress, other government personnel and public servants, architects, lawyers, doctors, scientists, journalists, teachers, and embassy personnel.  Many residents have moved from homes in nearby communities.

Adjacent to Sumner Village on one side and just a short walk away is a small shopping area, the Shoppes at Sumner Place, with a large Safeway food store, a CVS store, Praline, a French restaurant and bakery, service businesses, and many smaller shops like Chico’s and Edible Arrangements and places to dine or have coffee. Everything you need is nearby from grocery stores to fine shops, good restaurants, movie theaters and commuter routes around the city.

Sales Activity Over the Last Year

All the amenities and green space have made Sumner Village a consistently popular place to live – and values are increasing steadily.  In 2014-2015, prices ranged from $775,000 for a 2170 square foot 3 bedroom 2.5 bath condo that was fully renovated in 2006 to $385,000 for 1686 square foot condo with two parking spaces.  In 2018 the least expensive unit that sold was a two bedroom two bathroom condo with 1391 square feet that sold for $385,000. The most expensive to sell in 2018 was a two bedroom, two and a half bath plus den unit with 2170 square feet that sold for $885,000. In the first half of 2019, the most expensive unit to sell was a two bedroom, two and a half bath plus den unit with 2170 square feet which sold for $745,000.  This unit had two storage units and two parking spaces.  It had new carpet, but needed updates, including the kitchen and baths.  I can attest to the property condition of this property since I represented the buyers who are now so happy to call it home! Like many other owners in Sumner Village,  my buyers were downsizing from the family home of forty years.

When we started looking these buyers wanted to live in downtown Bethesda to be able to walk to all the restaurants and movies – but then they saw Sumner Village and fell in love with the space, the greenery and the proximity to the canal for long hikes and kayaking adventures.
